Raven Housing Trust Completes First Phase of Zero Carbon Development in Lewes

Raven Housing Trust has made significant strides towards its goal of net zero carbon emissions by 2050 with the completion of the first phase of a new development in Lewes, East Sussex. The development, which will consist of 32 affordable one, two, and three-bedroomed homes, is a testament to Raven's commitment to sustainability and zero carbon development.

The development is using Modern Methods of Construction (MMC) from local company Boutique Modern. MMC is a powerful but complex approach to delivering affordable, sustainable zero carbon housing. The benefits of using MMC, as seen in projects like the Raven Housing Trust's Lewes project, include significant time savings, reduced carbon footprint, minimized construction waste, improved quality control, and enhanced safety.

However, MMC also presents challenges, particularly the requirement for tight coordination among trades and contractors. The necessity for early, integrated project planning from design to delivery means MMC is not a plug-and-play solution but demands strong upfront collaboration and discipline.

Despite these challenges, the Boutique Modern factory, located just 10 miles away, produces homes off-site for the development. This reduces construction waste and deliveries, making the development more efficient and environmentally friendly.

The first two properties of the development will be show homes and open for viewings this summer. The properties will be fitted with energy-saving technologies such as solar panels and heat pumps to ensure they have a zero-carbon footprint.

The development is funded by Homes England and South Downs National Park Authority. The homes will be divided into 18 for affordable rent and a further 14 for shared ownership.

Ali Bennett, executive director of homes at Raven, expressed delight at the completion of the first construction phase and expressed anticipation for fulfilling the aspirations of 32 families awaiting homes in Lewes.
